Mold Dog Inspections in Southern California

A mold dog is a professionally trained detection dog used to help locate hidden mold sources inside buildings—often in areas that are not visible or easily accessible. Mold dogs are commonly used when occupants suspect mold but cannot identify the source through visual inspection alone, or when previous testing has not provided clear direction.

We operate Southern California’s longest-standing continuously operating mold dog team, providing experienced and consistent mold dog inspections throughout the region.

What Is a Mold Dog?

A mold dog is trained to detect the odor signature associated with actively growing or previously active mold sources that may not be visible. Rather than relying solely on visual indicators or air sampling, a mold detection dog uses scent discrimination to help identify areas where a mold source may be present behind walls, ceilings, flooring, or other building materials.

Mold dogs are commonly used:

  • When mold is suspected but not visible

  • When musty odors are present without a clear source

  • Before or after remediation

A mold dog does not identify mold species or determine exact toxicity profile. Instead, the dog helps identify areas where further evaluation may be warranted.

How Mold Dogs Work During an Inspection

During an inspection, the dog systematically evaluates accessible interior areas of the structure. When a target odor is detected, the dog alerts at the closest accessible point to the source.

Because mold sources may be located:

  • Inside wall cavities

  • Above ceilings

  • In attics or crawlspaces

the alert location reflects proximity to a source rather than an exact cut line. Proper interpretation of alerts is essential to ensure appropriate next steps.

Our Mold Dog Team

We are proud to be Southern California’s longest-standing continuously operating mold dog team, with a focus on experience, consistency, and clear communication.

Our mold detection dog, Misty, is professionally trained by Bill Whitstine, a nationally recognized mold detection dog trainer

Formal mold detection training completed between October 2023 and February 2024

Over 400 mold dog inspections completed

Inspections conducted by Misty and the same primary handler on every inspection

Maintaining a consistent dog-handler team matters. Reliable mold detection depends on both training and extensive real-world experience working together across a wide range of properties.

Interpretation Matters

Mold dogs are highly sensitive tools, but alerts must be interpreted carefully. An alert does not automatically mean that building materials should be removed.

Our inspections focus on:

  • Explaining what an alert means in practical terms

  • Helping clients understand appropriate next steps

  • Avoiding unnecessary or premature demolition

When additional evaluation is appropriate, we typically recommend targeted follow-up with a qualified Indoor Environmental Professional (IEP).

Can Mold Dogs Miss Mold?

Yes. While properly trained mold dogs demonstrate high accuracy, no detection method is perfect. Mold dog inspections are most effective when used as part of a thoughtful evaluation process, rather than as a stand-alone decision tool.

Trusted by Health-Focused Clients and Physicians

Our services are frequently used by individuals working with physicians who treat mold-related and complex chronic illness. We are often consulted when clients need careful evaluation of a building before making significant decisions.

Our work has also been shared on social media by Victoria Paris and Jordan Younger (The Balanced Blonde) following mold dog inspections.

What Happens After a Mold Dog Inspection?

A mold dog inspection is intended to provide direction, not final conclusions.

Following an inspection, we help clients understand:

  • Whether additional evaluation is warranted

  • When targeted in-wall or cavity testing may be appropriate

  • How to proceed without unnecessary disruption

Our role is to help clients move forward with clarity rather than guesswork.
